GOTHA, FL — While a lethargic real estate market has prompted some builders to alter their building plans, Osprey Custom Homes is forging full-steam ahead with its luxury infill community in southwest Orange County called Braemar.
The award-winning, family-owned company whose roots go back more than half a century recently completed the community's brick entryway and has started construction on four gated estate homes collectively priced at nearly $5 million, reports builder Anthony Lightman.
Planned for just 49 homes, Braemar is a joint venture between Osprey Custom Homes and Arlington Homes — the only builders in the exclusive community off Hemple Road in Gotha where each home tops the million-dollar mark in price.
"Despite what you hear and read, there is still a lot of construction activity going in a number of places in Central Florida — and this is definitely one of them," says Lightman. "We have an outstanding community with a unique concept in an exceptional location where demand continues to be strong.
"We have a lot of factors in our favor and we have to respond accordingly."
Overall, there are eight homes underway or completed in Braemar — including two finished model homes by Arlington Homes.
All new homes in the community will be situated on minimum half-acre home sites, with living areas to range between 5,000 and 7,500 square feet. Perhaps the most distinctive feature of Braemar is that each home will have its own gated entryway with electronic access.
Braemar represents one of the larger residential undertakings in recent years for the 11-year-old company which specializes in the southwest Orlando market. Over the past five-plus years, Osprey Custom Homes has been one of the area's busiest custom builders, chalking up nearly $100 million in sales volume in such exclusive communities as Isleworth, Keene's Pointe and The Reserve at Belmere.
The company is based in MetroWest.
