ORLANDO, FL - If there is one thing we learned from last summer's spate of hurricanes, it's that when water seeps into a home, mold is likely to follow. That was clearly evident after three hurricanes pummeled the Central Florida market last summer, water logging thousands of homes in the area, creating mold and introducing the term remediation to scores of homeowners for the first time.
Although many point to last summer's storms as an anomaly, one local home builder isn't taking any chances with any future tantrums from Mother Nature. "Water intrusion is a common problem in Florida because of the heat, humidity and frequent rain," says Anthony Lightman, vice president of MetroWest-based Osprey Custom Homes. "The hurricanes, however, just exacerbated it."
Osprey Custom Homes, a leading custom builder specializing in the high-end southwest Orlando market, has taken precautions to safeguard nearly all of the company's new home construction against mold by using a new preventative process in the framing stage called MicroShield.. In fact, Osprey started using the anti-microbial, pre-treatment plan in his homes to eliminate frame stage mold long before Hurricane Charley became a household name.
According to Lightman, the process was perfected by a homebuilder for other homebuilders. It was designed to combat the rising cost of remediation and growing homebuyer concerns about frame stage mold - the fungi that grows under the drywall. At the moment it is the only EPA registered two-step system that safely eliminates frame stage mold from a home's structure, while providing an added layer of protection against future microbial growth.
"Because of what happened last summer, mold has become a chief concern with new home buyers, and, with just reason," says Lightman. "No one wants to spend hundreds of thousands of dollars on a new home, only to worry about a potential mold problem that could crop up a year or two years down the line."Although mold grows anywhere conditions are conducive, wood, drywall and ceiling tile are particularly vulnerable to fungal attack. And that's the preventative concept behind MicroShield. By applying the process to building materials, you are stopping mold growth before it occurs. The patented MicroShield formulation contains an antimicrobial agent that inhibits bacteria, mold and mildew from growing on the coating.
"MicroShield is great at eliminating mold but more importantly it also is giving peace of mind to my customers," says Lightman. Over the past three years, Osprey has been one of southwest Orlando's busiest builders, building more than 50 homes and posting better than $32 million in sales volume over that period.
The company currently is building in Keene's Point and The Reserve at Belmere and will be launching an exclusive lakefront community in Gotha later this year.
